“The BEST!! I come from a commercial development, design and construction background. We bid everything out to multiple contractors and look hard at previous working prior to awarding a bid. I did the same thing with our home. Bid it out to six different paint companies in the Kansas City area. The companies ran the gambit, from the ridiculous low price of $4,000 and “we’ll get it done in one week”, to the most expensive company offering no warranty on their workmanship with a bid of almost $20,000!! “Everything went the way it was supposed to………no surprises. If you want to hire someone to who is responsible and cares about doing a good job you have to select Neighborhood Painting. When Ryan came over to look at my house and the give me a proposal, I thought he would knock it out of the park. It sounded like his bid would be too high. That turned out to not be true; his bid was competitive. It is so important to select the right company when it comes to your house. “I received a house painting estimate from Ryan at the end of September a day or so after he came and looked things over. He explained in detail what they would be doing and that he had two separate crews–one for prep and one for painting. The prep crew would replace a couple of battens and repair wood rot on a dormer window and spot glaze windows, manually scrape peeling paint, prime all bare wood, caulk entire house and then follow with a light power wash. The painting crew would come later and paint entire house using a spray and back roll application. I received one other estimate that was nearly twice as much and chose Neighborhood Painting. I am quite pleased with the results and was just as pleased with the process. All went just as Ryan explained and the workmen were thorough and professional. The prep work took one day and the painting took two and a half days. My mother is going to get an estimate from them in the spring.”

“They did a thorough job of scraping off the old paint, being careful to contain any chips that might be lead paint. They replaced some of the custom shutters that had rotted away. After they finished painting the house, I inspected their work and found that they had painted three of the doors and a downspout the wrong color. The doors and downspout had originally been painted white, but they had painted them gray. They had also forgotten to paint the latticework. I emailed Ryan about the mistake on Saturday and he sent the crew out again the following Monday and they repainted the doors and painted the latticework. I checked their work and found that it had been done satisfactorily. I would have given the company all A’s if it hadn’t been for the painting mistakes. It caused me some inconvenience. Their work is good and I’m satisfied with the results. Ryan is very easy to work with and his workers were pleasant to deal with. I would recommend checking their work as they go so any mistakes can be avoided in the future.”

“I found Neighborhood Painting on Angie’s List and contact them in the evening, by email if I remember right. Ryan contacted me the next day. I had never worked with a professional house painter before and he explained the basic process. We set a time for him to come out and look at the property to provide an estimate. He arrived on time and was friendly and professional. He explained how the work would be done and listened while I showed him some damaged spots in the side due to weather and animals. He explained that he used his own painters and did not contract out. I did not get the estimate during that visit, but he provided it by email shortly afterwards.
While I researched other painters, Ryan called back once a week to follow up and responded promptly if I emailed questions. I looked at two other painters and Neighborhood Painting’s estimate was actually priced in between the other two, but the lowest was so low I had my doubts about the quality of their work, so I went with Neighborhood Painting. I emailed back a signed copy of the estimate.The estimate was done in late May and I sent the signed copy back around June 11 or 12. Ryan advised he had a few contracts ahead of me and it would be in July before they could make it out. I didn’t get a word back until around 6/19, saying I would be put on the schedule soon, possibly by the end of the week for the prep team, who did make it out at the time Ryan said they would. They sealed the nail holes and seams, fixed the water and animal damage and power washed the house. Ryan then called me and explained that the paint team was 4 or 5 houses behind the prep team, and it would be a little longer wait until the paint team could make it out. He asked me if this was okay and I said it would be fine.
The prep team did leave an extension cord behind. I emailed Ryan about it but I didn’t hear back until after the paint team came, but this was no big deal. The paint team made it out just before the fourth of July. Ryan called and explained that they had been working hard to get the houses done and asked me if it was all right if they started work before the fourth, which was a Wednesday, and came back the following Monday so they could spend the holiday with their families. I said that would be fine. I had to go to the paint store earlier in the week and pick up their color samples to choose my colors. He asked for the colors I had chosen during this call and I gave those to him.
The painters arrived very early, about 6:00 or 6:30 am. They must have worked fast or worked well into the hottest part of the day because the main body was completely painted and the shutters were removed and cleaned by the time I got home from work. The house already looked great, and part of the trim was already done. One of the painters did leave a Diet Coke bottle behind but this didn’t bother me at all considering how well the house was done, and that the temperature on my back deck got up to about 112 degrees on that day. The trailer was left out in front of the house over the week, obviously because there was still work to be done. This was also fine by me.
The painters arrived the next Monday, again very early. I spoke with one briefly and he was very friendly and helpful. The house was finished by the time I got home from work. I should note: I did not pick up the Diet Coke bottle but it was gone at the end of the day. Ryan was willing to come out to the house while I was at work and pick up the check and the extension cord. Very positive experience. I would recommend Neighborhood Painting to anyone.

“Ryan and his teams did a wonderful job. My husband and I were both impressed with Ryan when he came for the estimate. He took time to speak to us and find out what we wanted. He was very attentive to our concerns of quality but needing to cut cost as much as possible. He gave options and the pros and cons of all the options. To the point of even driving back to our house 10 minutes after he was done with the estimate because he thought of another option. The work was top notch from the beginning.
The siding repair and prep crew were very good. We had new siding put on the front of the house and some bad trim replaced round the rest of the house. The new trim looks wonderful, even better than expected.
We used the paint consultant that Ryan offered and she was a big help with picking a color. The paint crew painting the entire house and did a wonderful job. They were very fast and efficient. Ryan himself came back 2 weeks later to paint and install our new shutters for us as they were on back order and took longer to come in than it took him and his team to get the job done.
Wonderful service, extremely respective and responsive to questions and issues. Ryan was on site each day checking in and and very responsive to phone calls when any issue arose.

“They were competitively priced, but Ryan brought much more to the table. The company does not subcontract. All of their men are employees and you can tell this by their professionalism and quality of service. Additionally, all the men are insured and Ryan will show you the documentation. Sometimes a painting company will only insure the owner. If one of their men are hurt they will come against your insurance company. Neighborhood Painting use a two team approach. The first team comes in and scrapes, caulks, repairs wood rot and takes down your storm windows. There was not one paint chip on the ground. The second team of painters comes in and paints the house. I found their finesse painting of where wood meets brick was the best I have seen. There was not one brush stroke on my brick or paint drops on my front porch. I originally had flat paint, but Ryan suggested eggshell and that really made the house “pop”. It looked better than the day we bought the house. The storms were back up and even washed. The old adage applies “you get what you pay for”.”

“I enjoyed using Neighborhood Painting as Ryan was easy to contact via email and responded quickly to my messages and phone calls. Ryan was there to give me the initial bid and was on site when the work was being done. He also recommended some colors to use for the trim and the door that I liked. Work was done quickly – there was a crew that handled the prep and wood rot repair, and another to do the painting the following day. Work was done quickly and efficiently.
One mishap occurred during the job – a large window was broken during the wood rot repair. However, Ryan located and installed a replacement the same day. No harm, no foul. I also had him paint some trim around the chimney that was missed during the final walk through.
Finally, I noticed that some wood rot was missed around some of my front windows. Apparently this was missed during the initial bid/inspection process. Ryan returned several weeks later and repaired and touched up the area at no cost.
Overall, I had a good experience with Neighborhood Painting. Seven months later, the paint still looks as good as new and I’ve felt good about the service that I received.

“It went well. During the quote process, Ryan was on-time, professional and listened to what I was looking for. Out of multiple painting contractors who I met with, Ryan was one of the few who explained in detail what he was going to do and why he was doing it. He was also one of the few contractors who recommended the 1×4 skirt boards at the bottom of the siding to prevent water damage & rot to the existing siding. We probably spent 30+ minutes walking around the exterior discussing what I needed and what was recommended. A well detailed quote was prepared 1-2 days later.
One unique request I had was some wood under a soffit had become rotten due to rainwater getting behind a gutter. Ryan explained that this wasn’t typical work for his carpenters but his team was able to accomplish it. This was very nice as it saved me from having to hire a second contractor and coordinate them with the painters. A+ for being flexible and going above and beyond.
Neighborhood Painting’s bid was higher than most of the quotes I received, but definitely not the most expensive so I’d say it was a fair price. They don’t use sub-contractors, had multiple references (which I did check), had a good BBB rating and a good Angie’s List rating. Ryan provided proof of insurance before I even asked for it. Most impressive was that they did not require any money down. All money was due at completion of work and once I was happy with the results. The fact that a house painting contractor has enough working capital to start and finish jobs without down payments – and only require payment upon completion of the work – is a really good sign. If anything goes wrong, you’re not out a dime and you have some leverage.
Painting started 1-2 weeks after acceptance of the quote and moved very quickly. Paint scraper arrived first followed shortly by the carpenters. The replacement of the rotten wood, installation of 1×4 skirt, and other wood repairs took roughly two days. Power washing next. The painters carefully covered all my new windows with plastic to avoid paint during the spray. Painting of the white trim work was last. Everything looked great once it was done.
I waited about 2 months to write this review to see if any problems popped-up after some heavy rains and high temperatures. So far, the only issue is two or three small spots on the North side where the paint has bubbled, but not cracked. The painting comes with a guarantee, so I’ll call Ryan if I need to have it repaired.
My only disappointments were the debris left by the carpenter crews and some of the 1×3 replacement. A big mound of sawdust left in my front yard did a nice job of killing a 2×2 section of the grass and I’m still finding nails and miscellaneous debris from the work. There were also some 1x3s that were not replaced that look a bit questionable. I would have liked to have seen them replaced too.
I would use Neighborhood Painting again for future needs.

Our house is approx. 11 years old, needed to be painted for 2nd time since original paint job. We had numerous estimates, many from Angie’s List. Last painter we used moved out of town a year or so after the job, right as we started having peeling issues. We wanted to find an actual company this time with a track record and warranty, not just a guy recommended by a buddy.
Ryan was very knowledgeable and professional during the estimate. He was able to answer all my questions and pointed out some of the same areas of concern that I had. During the entire process, if he said he or his workers would be there, they showed up. He doesn’t sub out his work, and he had two crews: one for carpentry / prep work, and one for painting. His employees were very professional, cleaned up after themselves, and there was little if any disruption to the normal goings on in our household. The final product looks great! We painted the same color as before and were shocked at how much our house had faded in 5 years! I only found one tiny area on a very high second story gutter that had not been completely covered by paint. Ryan was out within a day to take care of it.
Of all the estimates we got, Neighborhood Painting was at the upper end. There was probably a $1000 difference between the low and high end of our estimates. We do not mind paying for quality, and Ryan and his crews’ professionalism along with the 5 year warranty made us willing to pay the difference. We are not sorry we paid extra to have guys show up when they say they will and do a great job.

He walked us through what repairs would be done to each area, how the house would be prepped, and the type of paint that would be used (that would work better on stucco). His estimate was delivered in a timely manner and he worked to accomodate our schedule due to our house being on the market.
A prep crew arrived first to caulk, replace wood rot, etc. We were impressed with each of the crew members. They were all very polite, courteous and hard working. The paint crew followed. Again, we were impressed with each of them and the care they took. Upon completion, they cleaned up and paid special attention to making sure all the windows were paint-free.

“We are so pleased with the job that Ryan and his crew did on our house!!! When we contacted him, Ryan came out right away to give us a quote and the crew got to work on our house ahead of schedule. After replacing wood rot and caulking the entire house, they began painting the exterior, and it was sprayed on flawlessly. They were also very careful to tape the windows and exterior fixtures first so that they stayed clean during the process. I felt the work was completed in a timely manner (three days) with the last day being used just for touch-ups. The crew was always very polite and were happy to correct any minor spots that I could find. Ryan went out of his way to make sure I was happy with the work, and even came out to replace an additional area of wood rot that was discovered first thing, ensuring that the project was completed on time and on budget. “We are extremely picky about all projects, and especially about painting. We were very concerned about selecting the right contractor as we wanted to make sure the job was “spotless”. We expected a bit of overspray, delays (the usual stuff with contractors), but Ryan was absolutely fantastic to work with. He was thorough, professional, clean, buttoned up, timely, responsive and a great value. I had at least 7 other bids, and while he right within range price wise, he was by far the most professional of the group. He was on site every day personally overseeing and/or doing the work, and made sure any issues that came up were addressed promptly. Frankly, we expected to have a hugh punch list at the end of the project, and it was difficult to find much to ask him about, as he tended to addresses items with us in advance. I’ve used a lot of various contractors over the years, and I have to say that Ryan ranks up there as one of the very best.
